Discovery & Detailed Scope
A project of this scale requires thorough upfront planning. We carry out a detailed survey, understand your full brief, and produce a comprehensive scope of works, build programme, and fixed-price quote before anything starts on site.

Structural Works & First Fix
Demolition, structural alterations (walls, beams, new openings), damp proofing, and all first-fix services — electrics, plumbing, heating, ventilation — are completed before any finishing work begins. This stage sets the foundation for everything that follows.

Second Fix & Build-Out
Staircases, internal joinery, kitchen and bathroom fit-outs, flooring, plastering, and all second-fix services are installed in the right sequence. We manage the programme tightly so each trade is in at the right time and nothing holds anything else up.

Finishing, Snagging & Handover
Decoration, final lighting, tiling details, and snagging are all completed. We do a formal walkthrough with you and address every item on the list before handover. You receive all completion certificates and a fully finished property.

- How do you manage a project this complex?
- We act as the main contractor and take full responsibility for coordinating every trade on site. You have a single point of contact — no chasing separate plumbers, electricians, or plasterers. We hold regular progress meetings, send weekly updates, and flag decisions that need your input in advance so the programme stays on track.
- Do you work on period properties or listed buildings?
- Yes. We have experience with listed buildings and properties in conservation areas across Hertfordshire and surrounding areas. These projects require additional care around materials, methods, and Listed Building Consent, which we factor into the programme and price from the outset.
- How accurate are your quotes for large projects?
- We work hard to price accurately at the start. For very large or complex projects, we sometimes agree a Stage 1 fee — covering a detailed survey, design coordination, and full specification — before committing to a final fixed price. This lets us be genuinely precise rather than building large contingencies into an early estimate.
- Do we need to move out during a complete remodel?
- It depends on the scope. Some projects can be phased so one part of the property remains habitable throughout. Others are genuinely too disruptive to live through comfortably. We'll be honest about this during the scoping stage — not after you've already committed.
