Renovations cover everything from structural steelwork and load-bearing wall removal to full replastering, damp treatment, and complete room refreshes. MJD has a strong background in structural building work and knows how to coordinate the specialist trades — structural engineers, building control, damp specialists — that larger renovation projects require. We don't just fix what's visible; we address the underlying cause.

What to Expect

  1. Assessment & Quote

    We inspect the works, identify any structural or hidden issues, and provide a detailed written quote. For projects involving structural alterations, we bring in a structural engineer at this stage — their calculations feed directly into our price so there are no surprises.

  2. Structural Works

    Load-bearing walls are removed, steel beams installed, lintels replaced, and new openings formed. All structural work is carried out to Building Regulations and inspected by building control. You'll receive a completion certificate — critical if you ever sell or remortgage.

  3. Building Out

    Once the structural work is approved and signed off, the space is built out: blockwork, plastering, first and second fix services, and decoration. Everything is properly sequenced so nothing is plastered over before it's been checked.

  4. Inspection & Handover

    We obtain the building control completion certificate, snag any remaining items, and hand over a clean, ready-to-use space. All documentation is passed on to you.

Do I need Building Regulations approval for renovation work?
For like-for-like cosmetic work, usually not. But for structural alterations — removing walls, installing steel beams, changing openings — Building Regulations approval is required by law. We manage the building control process as part of the project and ensure you receive your completion certificate at the end.
Can you diagnose damp before quoting?
Yes. Damp has several distinct causes — rising damp, penetrating damp, condensation, or failed waterproofing — and each requires a different treatment. Treating the symptom without finding the source is a waste of money; it just comes back. We identify the cause first.
What if you find unexpected problems once work has started?
It's not unusual in renovation work to open up a wall and find something unplanned — buried cables, old pipe runs, or substandard original construction. We'll always stop, show you what we've found, explain the options, and agree a price before doing anything. We never make decisions of that kind without you.
Do you manage the structural engineer, or do we need to appoint one ourselves?
For projects requiring structural calculations, a structural engineer must produce approved drawings. We work with trusted local engineers and can manage the appointment on your behalf — or work with an engineer you've already appointed. Either way, their fees are separate from ours and agreed transparently upfront.
